Well, I thought we had escaped any water damage, but this morning we found two small…about 12” round…water marks on the ceiling of our back bedroom. Looking at where they are, I’m thinking an overflowing roof gutter. Also, when I walked out into my garage, I was almost flattened by a rank musty smell. It seems water has infiltrated under the back door of our garage, even though we sandbagged it. Fortunately it doesn’t seem to be much…only a small amount.

dehymidifier will do wonders.

Sound s like a fairly simple recovery Vince (compared to others)
I have a wall in one room that gets my attention after heavy rain
Under the house is damper than normal
But mainly dry
Suns out in force today so its going to be "Steamy"

Did you use plastic sheeting under the sand bags?
Do you have the old style solid sided guttering or the more modern perforated half way up type?
Water will find a way.
Might be an idea to flag this with your insurance company if a few months down the track you end up with mould in the ceiling and walls.
Glad it wasnt any worse.

Yep, used plastic mate...more than one layer. We had our gutters replaced about 5 or 6 years ago, and yes, he put up larger guttering with the perforation halfway up the side. Problem is, the rain was so heavy, and consistent, that no guuters were going to be able to handle the amount of water rushing into the gutters...we even had gutters overflowing over the top.

Mould...damn...yep, already have it on the ceiling of one bedroom, but fortunately its not a lot or appear rampant. I've taken pictures of it and intend putting in an insurance claim, but I reckon it will be close to 12 months before anything will be done because of the multitude of claims hitting the system...most of them massive.

I grew up in Winnipeg Manitoba, most houses had dehumidifiers in them. If you didn't have one the walls in the basement would get covered in frost in the winter and of course be damp in the summer. When I was a kid the licence plates on car said - land of 100,000 lakes. I'm sure someone counted. There's a ton of water in that province

thetrouble with modern guttering is that it just doesnt work properly compared to olderstuff.
we saw this played out in spades 15 or so years ago when got heavy snowfall in Timaru and watched all the brandnew guttering get ripped off houses by sheets of snow sliding down roofs....I looked into it a bit and see that older gutering is hung below the iron itself,the water falls into it and if gets too heavy it just goes out over the top,its got to be very heavy to do this mind... the modern stuff sticks up proud of roof so catches ALL the water or snow...but has nowhere to hide if the flow is too much,it builds up and goes into roof cavity at times.... far better for it to fall outside ....sometimes we make changes for sake of simplicity and dont see the concequesus it will cuase. I think a flat leaf guard will help stop it as too high of flow will skim over top of leaf guard..but still much prefer the older lower slung guttering.... or better still wide eaves and no guttering at all.
